What an egress window really costs, from our own jobs

Most cost guides for egress windows are written by people who have never cut one. The ranges below come from our own job sheets: more than 300 egress window projects with a window well completed across Toronto, the GTA, Hamilton and Kitchener-Waterloo in 2025 and 2026, and over 1,600 since 2020.

The short version: a single egress window, cut, installed, with the well and finishing, usually costs between $2,500 and $4,500. The median project was about $3,900. Below is what moves a job to either end of that range and what a quote should include.

    What moves the price

    • Cut-down or new opening. Lowering an existing window is the least invasive job. A new opening means more cutting, a lintel and a permit.
    • Wall construction. Poured concrete cuts predictably. Block walls need the cores filled. Stone and rubble foundations in older Toronto and Hamilton houses take longer and need more finishing.
    • Depth below grade. The lower the sill, the deeper and larger the well, the more digging and the more gravel.
    • Drainage. A well that ties into the weeping tile is standard. If there is no weeping tile, a drain or dry well is added.
    • Window type and size. A casement is the baseline. Tilt and turn adds about $300. Oversized or custom-colour windows add more.
    • Access. A deck, an air conditioner or a 24-inch side yard between houses changes how the digging and the cutting happen.
    • Season. We install year round. Frozen ground in January and February adds excavation time.
    Depth below grade drives the price: a deeper sill means a bigger well, more digging and more gravel.

    Why quotes differ so much between companies

    You will get egress window quotes in Ontario anywhere from under $2,000 to over $6,000 for what sounds like the same job. They are not the same job. The cheapest quotes usually leave out one or more of these: the permit and drawings, drainage under the well, a well large enough for the 550 mm clearance the Code requires, a window big enough for the 0.35 m² clear opening, interior finishing, or any guarantee that the work passes inspection.

    We are not the cheapest egress window company in the GTA and do not try to be. Every job we do is sized to the Ontario egress requirements, drained properly, finished inside and out, and guaranteed to pass its inspection. If an inspector flags our workmanship, we come back and fix it at no cost. Over 1,000 installs and a 5.0 Google rating is what that looks like over twenty years.

    What is included in our price

    • The window itself, sized to meet Ontario Building Code 9.9.10.1 (and Fire Code 9.8 when a second unit is involved).
    • Concrete or block cutting with dust control, removal and disposal of the cut section.
    • Lintel or header where the opening is widened, to the permit drawings.
    • Excavation, the window well, a gravel base and connection to drainage.
    • Exterior cement finish around the frame and interior finish of the opening.
    • Permit drawings and application, and meeting the inspector, on permitted jobs.
    • Cleanup and disposal.
    • Warranty: lifetime on the frame and sash, five years on the glass seal, five years on workmanship.

    Not included: city permit fees, which are passed through at cost, and a well cover, which is a $400 option we recommend.

    Is an egress window worth the money?

    For a basement bedroom, the question is not really about money. A room where someone sleeps needs a second way out, and the Code, your insurer and your home inspector all agree. For a rental suite the math is simple: a legal second unit in the GTA rents for well over the cost of the window in a single month, and an illegal one can cost you the tenant, the insurance claim, or both.

    There is also the daylight. Most customers tell us afterwards that the bigger window changed the basement more than any other part of the renovation.

    How to get an accurate number in 24 hours

    Send us two photos: the window from inside the room, and the same window from outside showing the ground around it. From those we can tell whether it is a cut-down or a full cut, how deep the well needs to be, and what the window size will be, and we send you a written approximate quote, usually the same day. An estimator then confirms the price on site before anything is booked. The price on the final quote is the price you pay.
